Luvcorfu Properties originated in 1997 as a means to save the old abandoned
houses in Corfu’s traditional villages. Since 2001 it has established itself
as the most active property agency on the island, handling purchases of
land, new developments, luxury villas and resales as well as the heritage
properties that set the ball rolling.

In order to combat the concerns expressed by clients purchasing a property
in Greece, Luvcorfu has instituted changes in the legal procedures that were
previously employed, ensuring that every purchase is risk-free.

Luvcorfu works closely with heritage organizations, with local authorities,
and with teams expert in building and renovation. Once your project is
complete, our after-sales service can equip and maintain the property, and
can provide other services according to your specific needs.

The agency has associates based in every region of the island, all long-time
residents and Greek-speakers, and all with comprehensive knowledge of their

With the mortgage crisis ongoing in the UK, it is worth noting that Greek banks are still very keen to lend for purchase of property. Despite the fall in the pound against the euro, house prices in Corfu are still low in comparison with the UK, and you can obtain a new-build house off-plan for as little as 120,000 euro (95,000 pounds approx).

Avoid disappointment with ‘Our Choice’

The main factor which discourages buyers from considering the purchase of an
old house in Corfu is the often non-existent paperwork. Since, when no will
is in existence, Greek law divides property equally between heirs, a house
handed down through generations may have tens of living owners! For a
contract of purchase to take place, all have to be traced by the buyer’s
solicitor, and all must agree to the sale. As you can imagine,
disappointment can sometimes result.

In the ‘‘Our Choice’category, we present a selection of old houses (and a
few new ones) which are in possession of up-to-date and clean paperwork,
meaning a sale can go through immediately!

That’s not to say that an old house without paperwork CANNOT be sold (we
recently negotiated through a contract for a house with 18 owners) - just
that the ones in the ‘Our Choice’ category are guaranteed and quick!

It’s a long, hot and busy summer here in Corfu. Despite our policy of
carving the island up into regions, each the responsibility of one or two of
our colleagues, we still have a lot of ground to cover!

We don’t want to disappoint any clients wishing to view properties by being
unable to fit them into our schedule because of the workload. To avoid this,
we would prefer that appointments are made in advance - best by email before
setting out. An ideal timeframe is about ten days before your visit - long
enough for arrangements to be made individually with the various people who
will be showing you your chosen properties, but not too far beforehand that
we forget you are coming! Naturally, if during your holiday, on the spur of
the moment you decide you’d like to see any of our properties, we will try
our very best to fit you in.

Please also appreciate that in most cases we are unable to pick clients up
from their accommodation. Our colleagues are mainly based in one specific
area, and often have back-to-back appointments in that area, with no time in
between to run backwards and forwards. If you are not renting a car, the bus
service will usually provide a ride to a central meeting point near the
properties, where our colleague can pick you up. Alternatively, taxis are
reasonable - but fix your fare before setting out.

Our agent in Paxos has found lots of properties for sale, from complete ruins to substantial old houses requiring internal renovation to olive farms (Paxiot oil is ecological and pesticide-free). Unfortunately, we can't promote the properties on the site like the ones in Corfu. This is because wannabe Paxiot estate agents trawl our site, then go out and track down the properties in order to sell them to tourists they've procured off the ferry to stay in their apartments, or to ones they've approached in a bar.

‘N/A’ means Not Applicable. For example, in the case of a plot of land where there is no house, building size is Not Applicable. In a house description, ‘Bathrooms: N/A’ means it does not have a bathroom.

‘Status: Active’ means that the property is for sale.

‘Status: Pending’ means that a deposit has been received and the house is off the market.

Purchase at Spring Meadow, Buy into a Lifestyle

Sandwiched between the mountains and the sea, the central coastal plain of North Corfu was once the bread basket for residents of the villages that string along nearby sandstone ridges, isolated from each other by deep valleys. While wheat and barley no longer grow on the plain, orchards and meadows carrying crops of potatoes, tomato and sweetcorn still form a patchwork on the valley bottoms between the settlements - fields threaded with clumps of cane and willow whose roots seek out the deep dampness of a summer-dry stream bed. Along the valleys, lanes wind and wander, linking the settlements with their market gardens, loaded with produce at the end of the day, the farmers face a hard climb from their vegetable patch to their home village on the ridge!

In the villages, lessening of the day’s heat draws the folk out into the streets and squares, into the shops and bars. The master of the local grill room sets his charcoal alight, and soon the aroma of roasting meat fills the air. Men down ouzo and glasses of wine as the evening fades into slowly into night.
Along the plain, where once wheat grew and fat lambs grazed, lights twinkle in scattered homes as residents prepare for an evening out. Here, on the plain, they enjoy the best of all worlds. The village beckons with its simple fare of grilled souvlaki or roast chicken, with hand-cut chips and fresh garden salad, but the sea is close too, and the waves wash in on the shallow shore in front of beachside taverns where fishermen prepare the day’s catch for expected evening guests. Simply presented with lemon juice, larger fish go on the grill, while small ones are destined for the frying pan or as part of the kaleidoscope of ingredients that flavour the local bouillabaisse.

Nor are the bright lights of the resort very far. Down the ‘strip’ and along the beachfront, restaurants serving genuine local dishes compete with eateries serving English Fish and Chips and fast or slow food of all kinds. Entertainment continues until the small hours in bars and clubs - and home’s just five minutes drive away.

Sounds idyllic? Yes, but it’s not a dream. This is the lifestyle a resident of the Spring Meadow Houses at Agnos can enjoy, every day. Have an early morning swim in the heated pool. Then on your bike for an exploration of those valleys and villages - ancient Karoussades, Kavalouri with its mansions, Agraphi sprawled along the ridge, and forgotten Antiperni. Join the locals for coffee at the kafenion, maybe accompanied by a cheese pie or a hunk of bread fresh from a wood-fired oven. Then swoop down to the beach at Astrakeri, or to Agnos itself - beaches undiscovered by the hordes and mainly the domain of locals. Sample the fish for lunch - and be surprised by how little it costs - then wander the short distance home, for a siesta and then a night out in Roda or Sidari. And always, at the end of another perfect day, your comfortable Spring Meadow home awaits.
